This density study of an existing and strong Springfield Mall in Virginia explores a three-phase approach to transform the mall into a vibrant mixed-use center. Located adjacent to a Metro stop, this transit-oriented development concept combines multi-family residential and two office buildings to complement the existing mall.
The study took full advantage of creating a strong urban edge along the street faces and concealing and existing parking garage that had been the front door of the mall. Experiential and themed dinning opportunities and a town center streetscape, along with a slow traffic tree lined boulevard entry and drop off area to the mall allow for a pedestrian friendly access for the apartment residents.
