The Grove at Newark, a re-visioning of a former 46 acre local retail center transforming it to a community-need-driven, horizontal mixed-use complex. From a nearly 100% impervious site of parking and retail, the complex is now a destination-based, family-centric neighborhood. The transformation began with the removal of nearly 100,000 SF of underused retail. A vehicular expansion of Delaware avenue from the University of Delaware campus now extends through the site, welcoming the community. A central pedestrian plaza is flanked with five new boutique restaurant buildings with outdoor seating areas. A one acre community green has been added with an entertainment pavilion, playground, and open space. The neighboring bike trail extends into the site and offers recreation and regional access. 306 luxury apartments connected by green space and amenities activate the site and replace the razed retail.
